Filter Easy Program:
This program automatically sends the tenants HVAC filters each month by mail with a date stamp so that all the tenant has to do is just change it out. No worry for the owner if the tenant is remembering to go out and buy filters. Its all done for them. When we do our inspections, one of the items we check is the filter to make sure the correct dated filter is in the system. Did you know that changing HVAC filters regularly saves as much as 15% on energy consumption. Most important though is that your HVAC system is working harder when there is a dirty filter in it leading to deterioration of the unit and making it far more likely to break down and need replacement parts each year.
Tenant Liability Program:
This program automatically signs the tenants up for liability insurance under our umbrella policy. This insures that the tenant ALWAYS has liability coverage while they are living in the property and it cant be cancelled until they move out. If anything happens that is the fault of the tenant ie: fire,flood etc, it will be covered by the liability policy.

Once your property is ready and we get it on the market we guarantee that we will have a lease signed within 30 days or your First Month's Management fee is FREE!
We are so sure that our systems work that we know we will have the house on the market, shown and a lease signed within 30 days of market date.
* Property must be in showing condition, ready to market with no pending repairs or clean up. Must be listed for fair market value per the MLS. Must allow pets on a case by case basis. Owner can not reject an applicant that is fully qualified to rent per our requirements.
Finding a qualified tenant that will take great care of your investment is top priority. Thats why we do a credit check, eviction history and criminal background check as well as a pet screening for all applicants. We are looking to get in quality tenants for all properties we manage. Our screening process along with our credit requirements are great tools to do just that. But we also know that sometimes things happen. A tenant loses their job, have a death in the family or divorce that make it hard for them to keep up with the rent etc. Sometimes the only way to handle a situation such as this is through the eviction process.
Because we have so much faith in our system we offer this guarantee. We will pay your legal fees up to $1000 for each eviction. This covers attorney fees as well as legal notices, filing fees, court fees, court appearance for the owner and collections reporting. Most evictions can cost anywhere from $600 to well over $1000 with fees, attorney cost and appearance fees.
*With this guarantee all applicants will be discussed with owner, however final decision must be approved by us to make sure that they are top quality tenants.
We know that things happen. Tenants are transferred with their job or they have to leave to take care of a sick relative. Maybe they lost their job and can no longer stay in the property or maybe they are in the Military and are being stationed somewhere else. If the tenant that we procured for your property leaves for any reason during the term of the first year of the lease we will market the property and procure a new tenant FREE of charge. We will do full move out inspection and process for the old tenant and get the new tenant in as quickly as possible.
As it is always our goal to have high quality tenants in your property we dont only screen the tenants but their pets as well. We screen pets for their FIDO score. This considers: breed, weight, vaccination records, behaviors, city licensing and any reports of aggression or nuisance issues with the pet with the city. They also help with assistance animal and accommodation request validation.
Our answer to this issue is this: Pet Protection Plan!
This plan provides the owner with up to $1500 over the security deposit in pet damage. So for example if the deposit is $1000 and there is $1200 in pet damage then we will pay $200 towards that damage.
* This applies to pet damage only. This does not include unapproved pets that tenant hid from us. Applies to damage from cats, dogs and all paying pets. This does not apply to service animals. Coverage stops if you cancel management agreement.
Oversee Insurance Claims
Sometimes there are instances such as flooding or weather-related issues that can be very costly. In these cases, you may want to go through your Home Owners Insurance. This can mean a lot of inspections or meeting contractors and or insurance adjusters at the property. It will mean that we may need to check the status of repairs often etc. We are happy to assist with these types of things. This is a per-instance cost of $50 per claim.
Tenant Take Over
Many home owners come to us from another Property Management company or even manage the property themselves and that comes with a tenant that is already occupying the property. We are happy to take over your current tenant. There is a cost to this as we have to indoctrinate the new tenants. We have to learn their current lease and situation. We have to meet with them to do a proper walk through of the unit. Set them up with auto pay etc. See your plan of choice for the costs associated with us taking over your property with a current occupant.
We are happy to do extra inspections for you. Or a ride by to see something specific or take photos of something for you at the home. We do a minimum of 1 free inspection per year depending on the plan you choose.
